How long does it take to Build a Custom Home?

Construction Time Line & Meeting Schedule

  • (Week #1) - "MEET & GREET" between Buyers, Builder, and Real Estate Agents. At this meeting it is important to arrive with a general idea of the goals to be achieved in terms of budget, room count, garage & yard size and any other special amenities that are essential to the project. Balancing the "must haves" and the "like to haves" with your budget is what we will discuss, and it is our goal to leave this meeting with a clear understanding of your priorities.

  • (Week #2) - Syringa Construction will propose a "PRELIMINARY DESIGN & ESTIMATE OF SQ.FT AND AMENITY PACKAGE TO BE INCLUDED WITHIN A PRICE RANGE ". The final price can only be determined once we have a working set of architectural blue prints..to create these we ask for a design deposit of $2,500.00 and expect to enter into a purchase & sales agreement that is contingent upon the buyer's approval of the final plans, pricing and specifications.

  • (Week #4) - "DISCUSSION & REVIEW OF THE FLOORPLAN MEETING" with minor changes made as "redline revisions"...major changes may require a redraw. Upon acceptance of the final design, list of specifications and price, Syringa Construction will have the buyers sign the plans and collect the balance of a 5% earnest money deposit. The plans will then be submitted for building permit, which takes not more than 2 weeks. Concurrently, the buyer will be given their selection sheets, to be used when they visit with our various purveyors..the buyers selections are due at the electrical walk-through approximately 5 weeks later.

  • (Week #7) - Construction begins (weather permitting) - excavation, foundation/concrete work.

  • (Week #9 & 10) - Framing & Roof - Upon completion of framing we will have an "ELECTRICAL WALK THROUGH MEETING" - At this meeting you and your agent will meet with the Superintendant to identify electrical outlet, cable TV, phone, surround sound wiring locations and to discuss in 3-D the lighting layout. Any special requests (i.e. additional ceiling fans, dimmer switches, can lights) will be added to the plan at this time, with any additional charges and subsequent increase in home price noted on a change order.

  • (Week 11) - Plumbing, electrical, HVAC, Siding

  • (Week 12) - Exterior Paint, Electrical & Framing inspection, Insulation

  • (Week 13) - Sheetrock

  • (Week 14) - Sheetrock, Garage Doors, Insulate ceiling

  • (Week 15) - Interior Trim & landscaping (weather permitting)

  • (Week 16) - Interior Paint

  • (Week 17) - Hardwood, Tile, Electrical Trim, Cabinets, Counter-tops

  • (Week 18) - Counter-tops, Hardwood final, Plumbing trim, Appliances

  • (Week 19) - Final HVAC & Electrical, carpet, finish carpenters

  • (Week 20) - Final Clean, Paint Touch-up, Hardwood final coat

  • (Week 21) - "FINAL WALK THROUGH" - The buyer and buyer's agent will meet the builder on-site for a general orientation of the homes features and to discuss cosmetic flaws requiring attention prior to close. It is recommended that the buyer and buyer's agent create a written list of items requiring attention prior to this meeting. In the event the buyer conducts a home inspection, Syringa Construction asks that it be completed prior to this meeting so that all items can be discussed and remedies scheduled in a timely manner.

  • (Week 21) - "CLOSING" - The closing will occur at Title One, located at 1101 River Street with Nan Homes (424-8511). Your agent should schedule the signing of your loan documents at least 24 hours prior to the actual closing date indicated on the purchase & sales agreement. It can take 24-48 hours to fund the loan after signing, meaning that all funds have been disbursed to the builder, finalized with your lender and the deed recorded at the county. UPON FUNDING you are entitled to receive the keys to your house. Signing at the title company, typically takes 1 hour and can last as long as two.
