FINANCING & DEPOSITS
- The total amount of "NON-REFUNDABLE" earnest money required is 10% of the sales price. The earnest money is credited back to the buyer at closing.
- INITIAL DEPOSIT/Earnest money : The initial deposit on a custom build-job will be ($2,500.00) at the time of lot option or upon acceptance of a purchase & sales agreement. The deposit shall be "Non-Refundable" and will be used to create a set of construction drawings enabling the builder to provide a final price for the home.
- SECOND DEPOSIT/Earnest money : The balance of 10% of the sales price is due upon the buyer's acceptance of the final plans, pricing and specifications of the home.
- Upon receipt of the balance of the 10% EARNEST MONEY, the seller will submit for plans and initiate a construction. The buyer does not need to secure construction financing, but rather simply needs to supply a letter of "Loan Approval" to the seller within FIVE business days of acceptance of the contract substantiating their ability to qualify to purchase the home.
- Appraisals: The seller will pay for the original construction appraisal only. It is the buyer's real estates agents responsibility to facilitate the reassignment of the appraisal from Syringa's construction lender to the buyer's mortgage lender. The seller's construction appraisal is available from WASHINGTON TRUST BANK (DEbbie 884-2745). If the Buyer's lender will not accept the seller's construction appraisal, the buyer will be responsible for the cost of a new appraisal.
- Escrow Withholds: In the event landscaping and/or painting can not be completed prior to the closing date due to bad weather, an escrow withhold may be required by the lender. Any and all withheld funds must be deposited and held by the closing title company until the landscaping and/or painting is complete. Upon completion, all withheld money shall be released to Syringa Construction.
- Closing: To ensure a timely closing, the buyer's agent should call for the lender's appraisal re-inspection (otherwise known as the 442) at least 5 days prior to close. It is important to note that the lender does not need a "certificate of occupancy" to order the 442. Scheduling the buyers to sign the closing documents should occur not later than 24 hours prior to the closing date, to ensure adequate time for funding and recordation. The buyer will be allowed occupancy of the new home when funding has occurred. Window coverings, appliance deliveries, or the moving of any personal items into the home "WILL NOT" be allowed prior to closing without the specific written consent of Syringa Construction.
